Terms and Conditions for Armathwaite Manor Luxury Holiday Lets.
1/ Booking Policy

2 nights from 4 pm to 10am checkout
3 nights from 4 pm to 10am checkout

6 nights from 4 pm to 10am checkout

Any booking made through Cottages.com or affiliated Sites please refer to their own Booking Conditions.
A Security Deposit of £200 is required per booking. Please phone the Owner to arrange payment.
The Deposit will be refunded within 48 hours of departure.
Edenside:
7 nights from 4 pm Monday to Monday 9am or 7 nights from 4 pm Friday to 10am Friday
3 nights from 4 pm Friday to 9am Monday
4 nights from 4 pm Monday to 9am Friday
Meadow View:
7 nights from 4 pm Monday to Monday 9am or 7 nights from 4 pm Friday to 10am Friday
3 nights from 4 pm Friday to 9am Monday
4 nights from 4 pm Monday to 9am Friday

2/ Deposit
A booking deposit of 25% (to the nearest pound) of the holiday cost is required to confirm a reservation. Up until that time it is a provisional booking only. All reservations are provisional until confirmed by the owners. At the point of booking the calendar will be blanked out on your proposed days for a period of 3 Days. During this period the deposit must be received by us, once the deposit has been received then we will confirm the booking via email. If the deposit is not received during this period, then the booking Calendar will be UN blocked and available for others to book.
All payments must be made in £ sterling.
3/ Final Payment
The full balance of the total holiday cost is payable no later than 2 months before the holiday begins. If the full balance is not paid on time, we reserve the right to cancel the booking, in which case, the deposit will be forfeited.
4/ Payments
If you make a booking directly with the owners, payment of your deposit and balance can be made by direct transfer to the owner’s account. An email will be sent acknowledging payment.
When you make a booking via cottages.com or any affiliated companies then please refer to their booking and payment conditions.
5/ Cancellation Policy
We reserve the right to make the following cancellation charges:
More than a Calendar Month prior to arrival date – 50% of the total rental
Less than 1 Calendar month before your arrival date – 100% of the total rental
6/ Change of Booking
Any request to change the booking date must be made in writing.
There will be a fee depending on when you wish to make the change, this will depend on your chosen new dates and this charge/cost will be emailed to you within 24 Hours of your notice to change. You will then have 24 Hours to except this charge/cost otherwise your Holiday will fall under our cancellation conditions.
We will not except any date changes within 1 Calendar month of your arrival date.
A transferred booking is from one date to another. If the transfer also involves reducing the length of holiday (eg. from 1 Week to 3 Days) it will be regarded as a cancellation and will fall under our Holiday Cancellation Conditions.
7/ Joint Bookings
Where two or more parties join forces to book a property, the booking should be made in one name only. That person (the lead guest) is to be responsible for all payments and any damage.
8/ Services
All charges for biomass central heating, electricity and water services are included in the booking price.
9/ Guest Property
We cannot be held responsible for loss or damage to any belongings or for injury sustained by any of our guests during their stay at the Armathwaite Manor.
10/ Right of Entry
We and our agents reserve the right to enter the Cottages at any reasonable time.
11/ Check-in/out Times
Guests may check-in between 4pm and 8pm. Special Permission is required from the owners for any arrival after 8pm. We ask that all guests vacate the property by 9am on the day of departure.
12/ Occupancy
Edenside
The maximum occupancy for our Edenside property is 8 people.
Manor Suite
The maximum occupancy for our Manor Suite property is 2 people.
Meadow View
The maximum occupancy for our Meadow View property is 6 people.
13/ Holiday Insurance
We recommend you take out holiday insurance to cover the duration of your stay.
14/ Smoking & Vaping Policy
Smoking and Vaping is not allowed anywhere within the properties. Failure to observe this policy will result in the remainder of the holiday be cancelled without any or part refund.
15/ Hot Tubs
A disclaimer must be signed and dated by all persons using the Hot Tubs. This form must be emailed or handed into the owners before use of the Hot Tubs.
